Great place to live with nice clean amenities. The Vinings team is wonderful and truly care for the residents. Maintenance crew is top notch as well and willing to help where ever needed! Would highly recommend the Vining’s!

So this is my personal experience , as I have lived here ten months now and i'm coming up on end of my lease. The last couple of days have given me a better understanding of what it would be like for somebody else at the end of their lease here. Long story short we were going to move at 12 months but the property we want dosen't become available for another year & three months in Florida and wanted to move into something bigger while we waited so we asked to transfer to a bigger 2 bedroom. The new property manager Venssa, thus far, has been kind & listened when we came to her worried about something that we read online others had mentioned. We also heard it from a couple neighbors and our current neighbor who has moved and transferred like we are trying to do but she made us believe that they would never give us our security deposit back & she said that they are just gonna find things to chage us for until we get it back. So we went and talked to vanessa and she made us feel a lot better. I will add to this review after I move so that you all know how it worked out 😁. I'm sure it will work out 👍. Sadly the reason why i'm giving a lower review than I would like to is due to the assistant manager Karen in my experience with her.The last two days has put a a major damper on my thoughts of staying here. I try to like everyone but I guess there are actual "Karens" out there. She treats you as of your less than human if you think differently. She's the never Ever wrong type who will hush you up to tell you how right she is. It really is a long story but I will try my best to keep it short. Originally we decided on a 3rd floor to bedroom & 2 days ago when we tried paying that to secure our new apartment she told us we would have to wait to pay her until she fixed something and asked the PM about it. Long story short we lost that apartment. The response will say that it was out of their hands, but if we paid right then like we we put card on the desk to do and she did whatever she had to do right the apartment we wanted. The next day Karen calls & says someone took that apartment online. She said it wasn't her fault. Which in fact it was. When I tried to mention anything about it? Trying to talk to her about what I feel really happened and honestly how she should have. Just got it done sooner she didn't wanna hear that no way! She shut me up before I had any time to say anything. It was like she was putting her finger over my mouth saying shush. I even tried speaking up a little bit.So she would hear me and she got even louder. This is the kind of person that needs to be in control. If she doesn't like your way of thinking , she will try to push you towards hur reality. I should mention that the other lady at the desk by the door is also very kind and easy to talk to. But today when I thought I already been disrespected enough it happened again. Karen who we mostly dealt with 😬😅 said several times & i wrote down twice the amount she said. Was a transfer paperwork would be two hundred dollars plus some fee's possibly for using a card but it wouldn't be more than $250. Today she calls up my my fiance at her work & says she needs us to come pay the $400 transfer paperwork fee. My lady says ummm, wait but you said $200. You said it many times. Enough to drill it in our heads. She said so many times guys cuz she kept saying it could be taken why we tried to pay for it. Now she has raised the price & won't admit what she said. It would be one thing if she said Hey, I messed.I told you the wrong amount & it would suck but we we will be much more amicable about the situation and probably have just paid it. I tried calling the office an hour and I talked to the lady at the desk if I could talk to vanessa but vanessa would not be there until monday. Karen was listening into the call. Apparently because I heard her laughing at me. So guys we will see monday i guess but definitely not looking great 😔... how disappointed i am. Better off not dealing with karen.

My husband, and I just moved here from Panama City Beach, FL. We love it here! Everyone in the office are great ,people. If we need anything, they are very fast, and one top of it. The grounds are very Beautifully kept up. They have a wonderful fenced playground, storage buildings, on site. A large guym, and a very nice large pool. They have it all. If you are looking for a place to live, look no further. You have found your new home. Thank you, Rhonda, and Baron.

Moved here all the way from Birmingham and I knew nothing about the area or the apartment… That changed when I met Renicia the leasing agent. She helped me so much with the process and answered every question that I had. She was very honest and friendly. Ultimately she was the one who heavily influenced me to pick here. I have not been disappointed. The apartments are nice and very quiet. Maintenance has been quick about fixing any issue I’ve had so far. Im only 3 months in, but I’m really enjoying my new home @The Vinings at Spanish Fort.

We recently decided to sell our house and needed a place to live while our new house is built. We had to work quickly to get into an apartment in the meantime. Jade worked with me and got it all done so quickly. She was so responsive in her emails and was very kind to my standard poodle max, he wanted to stay with her! We love the apartment and all the amenities offered. We are going to be very happy here.

Really, look elsewhere. We have been here for 3 months and this has been, hands down, the worst place we've ever lived. Maintenance never fixes anything, and there is plenty to be fixed. "Newly renovated" apartment that we moved into had missing drawers, loose cabinets, and a horrible smell, which nothing was done to fix. We have found mold in several of the rooms and they will not take care of it. The smell of Marijuana is ridiculously strong everywhere and management does nothing (even though it's in the lease that it is not allowed). Packages go missing all the time. Floor in the apartment is rotting under the new flooring, forming sinkholes, and they do nothing. Showers have huge clumps of rust that fall out of drains because they are so old and so poorly maintained. Oh, and don't even think about having a hot shower. They only installed mini-water heaters, barely enough for one very short shower. Windows in bedrooms leak and grow mold but, again, they do nothing. We can't use one of our showers because the water doesn't turn off after we turn it on. Maintenance has to come and fix it. They won't permanently fix it, though. And the tub drain is broken but, because it would take too much to fix it, they refuse to do it. They sure do spend some money on the landscaping around the office, though. UPDATE: Now under new management and things are improving 👍

I was a resident of The Vinings for three years and can’t say enough about how great it was living there. The amenities were the best! My daughter, myself and my grandson enjoyed using the pool during the spring and summer months. I used the fitness center two to three times a week for secondary workouts and the equipment was great and I was able to “get the job done”. Safety was a big concern for me as I had never lived in an apartment before, but you realize quickly the residents become like family. I always felt safe there. If you have pets, I definitely recommend these apartment homes. We used the pet park and walked around the pond almost daily while living there. To say I will miss it is definitely an understatement. The staff was amazing and always tried to get the residents together for pizza, taco and costume parties. As I said, it was like living with one big family.

BEWARE! When applying not only are you charged an application fee , they also charge the admin fee of $150.00 which is non refundable if you don't qualify! I've never heard of such ! I understand the application fee being non refundable but NOT an admin fee which is typically charged after you've qualified! Long and short of it is this , JUST to apply you have to pay over $200.00 so be 100% sure you will qualify unless you have money to just give away! AND, the applicant has GREAT credit and makes GREAT money , more than people twice their age. Applicant was VERY confident when they applied. I've never heard of a complex collecting admin fee before approval, just warning others! Thx for your response and hope you change this!
